About the Vacancy

The Legal Counsel shall be primarily responsible for taking complete ownership and conducting title diligence on the apartment units that Ivy Homes intends to transact on.

Additionally, the Legal Counsel shall also be responsible for drafting of Agreements, Sale Deed, Letter of Intent, Memorandum of Understanding and all other ancillary transactional documents. Knowledge of liaising revenue/title documents with consultants of Ivy Homes is a must.

Key Requirements

  • Qualification: BA.LLB (5 Years) / LLB (3 Years)
  • Years of Experience: 5+ years (preferably from the developer/law firm background)
  • Language Proficiency: English and Kannada(mandatory)
  • Experience in real estate title diligence / title verification, preparation of title search report for real estate assets including land, residential building, apartments etc. The candidate should be well versed in the assessment of title flow through various owners of a real estate asset and identification of defects in title
  • Clear understanding of title/revenue documents pertaining to residential buildings.
  • Comprehensive understanding of documentation for the purchase and sale of real estate assets, including residential apartments / homes, understanding of various transaction costs associated with real estate transactions including stamp Duty, Registration Fee, understanding of applicable rules and legislation governing the transaction charges, including Karnataka Stamp Act, Indian Stamp Act etc.
  • Experience in document drafting for real estate sale and purchase transactions, including Agreements to Sell, Sale deed, Memorandum of understanding, Letter of Intent and other ancillary documents, Experience in negotiation of property documents with the concerned buyers and sellers for real estate transactions
  • Understanding of the fundamental concepts of laws governing property transactions in India including property law, contract law, stamp act, real estate laws, relevant provisions of Income Tax Act, recent developments in the field of law etc. Good understanding of the, including Transfer of Property Act, 1882, Real Estate Regulation and Development (RERA) Act, 2016
  • Demonstrated ability to be flexible/adaptable, self-motivated and possesses a positive outlook with an innovative and creative spirit.

  • Good knowledge of real estate industry in Bangalore/Karnataka.
